Many contracts fall through during the buyers inspection period because items that the seller may not be aware of that need repair are found. Then, the buyer and seller cannot come to terms on the re-negotiation or the buyer panics and backs out.
Also, buyers will hedge their initial offers because they don't know if there are any hidden repair issues that will need to be re-negotiated later.

Seller will agree to repair any major issues found on the inspection report.* This inspection report covers exactly the same inspection points on the required TREC form that the buyers inspection would be recorded on, if they elect to do one. (A listing agreement will be signed between seller and agent with a delay in showings until inspection and repairs are completed)
