To qualify for the VIP Top Notch Homes Program a home must list for approximately $275,000 or more. A listing agreement will be signed, but showings will be delayed by holding the entry of data into the Multiple Listing Service until the following has been completed: 

  •         A home conducted at my cost by New Horizon Home Inspections, a Texas Real Estate licensed inspector. 
  •         I will arrange for a listing home warranty with American Home Shield to cover most major issues that might arise with mechanical items during the listing period. (Seller will have to pay for standard service fee if any item breaks and needs repair) 
  •         A professional stager from Manorisms, a staging company since 1989 will be brought into the home for a period of 1-3 hours at my cost to stage the home to increase its appeal to buyers. 
  •         I will arrange for the VIP Premier Open House with 200 invitations sent to neighbors and friends within the first two weeks after showings begin. 
  •         I will arrange for the VIP Premier Realtor Luncheon with invitations sent to over 500 Realtors in the area within the first two weeks after showings begin. 
  •         To insure the home is able to be advertised as a Top Notch Home, the seller agrees to repair all major issues discovered in the home and termite inspection at seller's expense.  
  •         Seller agrees that further recommendations and repairs to the home (e.g. paint a room, clean carpet, empty closets, trim bushes, etc.) beyond initial staging and outside realm of inspectors report will be followed as long as they are considered reasonable.  These changes must be done to maximize the price, timing and terms of the sale and to make the home Top Notch. 
  •         I will help arrange and recommend subcontractors for work that needs to be done, if you wish. 
  •         Before photos will be taken prior to staging. 
  •         After staging photos will be taken for virtual tour and flyers. 
  •         Seller agrees to pay my normal 6% listing fee and list the home for 6 months.  If seller terminates listing for any reason after initial signing, seller will reimburse me $1500.00.
