Many Realtors are "Old Timers" and don't understand that the traditional advertising of yesterday has been replaced by the internet when it comes to home buying.

As a seller you will want to be sure that your Realtor understands and uses the internet to its fullest.  I am an internet expert.  I do virtual tours, multiple photos, CD's in the home, post on several sites and have an enhanced Realtor.com account.

Below are the facts that should convince you to hire me as your realtor since I understand the internet real estate market.  Why would you hire a Realtor that doesn't use the asset where 25% of all buyers found their home.


How do Texas Real Estate Buyers Find Their Homes?

Buyers are becoming more savvy and are participating in the search for their homes on their own even if they have a realtor.  Traditional advertising (e.g. newspaper, open houses, etc.) have been replaced by email and the internet.
  • 30% of buyers had an agent who found their house for them.
  • 25% of all buyers found their home on the internet (even if they had a Realtor). This is up from 4% in 1999.
  • 13% found it driving around neighborhoods from a sign (even if they had a Realtor)
  • 12% knew the seller or friends and family located the home
  • Only 1% found their home from home magazines/newspaper (down from 11% in 2000)
  • Less than 1% found the home at an open house.

How Buyers Use the Internet

The Internet has become critical in reaching buyers and you need a Realtory who has presence on the Internet.  Realtor.com is the #1 Real Estate Search Engine in the US, yet most Realtors do not post additional photos and virtual tours on Realtor.com
  • 75% of buyers use the internet as part of their home search
  • 51% used Realtor.com in their home search
    - 98% of Buyers want Photos, detailed information and Virtual tours online to view
    - 78% of Buyers refuse to click on a listing that doesn't have multiple photos or a virtual tour
        Note: Only 17% of homes in the Plano area have virtual tours posted on Realltor.com and 41% have multiple photos on Realtor.com
    - Listings on Realtor.com get 40?% more views if they have a virtual tour.

Important:  Realtor.com posts all home listings for free for all Realtors.  HOWEVER, they only allow 1 photo, 200 letter description and no virtual tour with this free listing.  An enhanced program which Realtors must pay extra for, will allow inclusion of up to 5 extra photos,  2000 letter description and a virtual tour.  I have this package, why would you use a realtor that doesn't have it.
